It comprises a spacious hardwood and double-glazed wheelhouse with bench seating and a dining table which can accommodate up to 6 people - this space can also convert to extra sleeping for 2 guests.There is locker storage below the seating.
Access to the engine and boiler compartment is below the liftable floor panels of this space
From the wheelhouse you enter the galley and living room area via the closeable hatch and a set of solid oak steps.
The Galley has an LPG Cooker / double oven with a four burner hob, ample oak countertop food preparation space on 2 sides, sink with drainer, under-counter fridge and freezer side by side, microwave and considerable cupboard, drawer and shelf space including a surprising amount of room under the open steps.
The adjoining Living Room space (the two are open plan) has an L-shaped inbuilt sofa with storage lockers underneath, a multi-fuel Stove and wall-mounted TV and bookshelves.
There is a large central heating radiator serving this whole area.
From here a Corridor leads to the remaining rooms - the corridor itself is heated (centrally) and has shelf space below the windows - there is also a double-door escape hatch with steps located halfway along.
The Bunk Room and Office has two single bunks as well as a wardrobe and other storage and serves also as an office with room for a desk and a television. This room also has central heating.
Next comes the WC and Bathroom, with a ceramic dual-flush toilet and basin, and a bathtub with shower and an electrical heated towel rail and cent heating radiator.
The cupboards inside the door house the washing machine with integral dryer and above it a large cupboard space for towels etc., there is a vinyl floor covering
The Master Bedroom is at the bow and has a centrally placed king-size bed with access at both sides, a drop-down TV, cent heating radiator and double wardrobe with six large drawers.
There is a spacious floor space area 8 ft x 6 ft (carpeted), so no tight spaces here.
All other floors (wheelhouse, galley, corridor and bunk room) are of engineered oak boards.
Above deck forward of the wheelhouse there is an oak boarded seating area with access via a set of oak steps attached to the side of the boat - the railings surrounding this area are collapsible in the event of passing under low bridges, as is the timber glazed wheelhouse itself.
This deck area will comfortably seat up to six people, or serve for sunbathing and the like.
The general feeling of Keep It Simple is very homely and not too cramped - a proper and much-loved home which we are only selling because our circumstances have unfortunately changed.
